Housing Market Update. Buy, Sell or Hold?



Is the "irrational exuberance" in the housing market over? Will the real estate gold rush of 2005 resume? Is now the time to buy, sell or just hold on?

I lean toward the view that the recent improvement in housing inventory and pricing is more about lower interest rates, a warm winter and the normal spring selling season than it is a indication of a bottom in the market.

One statistic that backs up my position is that Home vacancy is at 2.7%, an all time historical high. The home vacancy rate measures how many homes for sale are also vacant. This is important because during a housing glut, owners of vacant homes are under more pressure to sell, (ie: much more likely to cut their asking price) than homeowners living in their for sale houses. This means continued downward price competion for sellers going forward.

A second bad omen for another housing boom is the lack of demand for housing. In the boom days, many home purchases were made by speculators, not owner occupants. This matters because speculators don't necessarily buy again after a sale. Owner occupants typically need to buy another home after they sell, creating more demand.

Thirdly, new home buyers are facing tighter lending practices and high interest rates. We have seen the last of the creative, "no-doc" or negative amortization loans which allowed marginal or subprime borrowers to qualify for mortgages. Additionally, as lending standards have tightened, many of those who planned to roll ARM's to more favorable mortgages may find themselves unable to qualify for a new loan, increasing the risk of foreclosure, for which filings have already increased 42% to 1.2 million according to RealtyTrac. As foreclosures continue to increase, the inventory glut worsens and asking prices follow suit.

The housing market is performing a bit better than it was a few months ago, but weak demand, higher interest rates, higher vacancy and foreclosure rates add up to a weak, spring selling season in most markets, especially in the areas surrounding Portland, Phoenix and most big cities in Florida.

Conclusion: Buyers are still in the driver's seat in 2007.

2020.04.05酒店工作印象中的和現實面有很大落差嗎?
現實和酒店上班印象中當然有很大的落差啊
因為我們一般收到酒店打工訊息 大都是從電影報章雜誌而來
而會有新聞報導價值的酒店PT新聞 通常是很特別很誇張的 這些新聞報導也許是有些接近酒店上班事實 但不是八大行業全部
(就如同捷運上有電車痴漢 但不是每班車隨時隨地有色狼啊 我們也常安全到家啊)
加上一般人的想法 這行總是只有負面 (當便利商店店員也會遇到砍人強劫)
其實凡事都有負面啊 端看自己怎麼面對
這行雖然不是賺錢最好的方式之一 但卻是最快的方式之一
我們只建議多了解多比較 看完環境 再做決定
別人只說這行的美好 但我們強調得失之間 去創造自己想要的生活
給自己一次機會 跨出第一步 若自覺不適合這行 就盡早打消夢幻的念頭 趕緊找其他出路 不是嗎??

2020.04.10台北市知名酒店工作酒店小姐潔西(花名)驚傳酒店上班確診新冠肺炎,為境內確診第379案例,有知情人士透露,「潔西」上周酒店打工3天班,行跡跨足3家不同酒店上班,有警員一聽直呼「好危險」,擔憂上周臨檢過該3家酒店。酒店業者透露,近期將朝「個體化」方向經營,盼度過歇業寒冬。
知情者說,「潔西」上周酒店PT2、5、6上三天班,上班地點跨足3家酒店,上周5上班時發燒,隔天被酒店主管勸返家休息,但病況未好轉,至醫院檢驗後,前天確診。
知情者透露,「潔西」八大行業非常搶手,因她身材瘦高,有著大眼、長腿、瓜子臉、長捲髮,輪廓也很深,非常像混血兒。
有酒店業者說,目前規畫由經紀安排小姐至錢櫃、好樂迪等場所接單,要求客人用喊價方式一次買足時間,「以前透過酒店當平台,現在不受店面約束,全部個體化,市場有需求,就可以供,盼能熬過寒冬」。
有員警聽聞「潔西」上班地點跨足3家酒店,嚇得直說「好危險」,因酒店密閉空調,1次臨檢至少1小時,非常擔心被傳染。

2020.07.22不敢來酒店上班-酒店打工的原因有關於八大行業酒店上班【簽約/合約】的問題!我梁曉尊做一次總解答讓妳們解決心中的困惑。
1: 酒店小姐的基本介紹跟工作內容已現在酒店上班沒有所謂的簽合約/切結書,因為這樣是綁小姐的做法,很不道德…【小姐總有一天會離開,強求她留在八大這是不人道的行為】
2: 我在酒店上班的日子在職人員想更換經紀人或酒店不想做了…卻有合約在身怎麼辦~…!?我梁曉尊直接跟你說可以馬上離開了
a : 酒店兼差不是一個複雜的工作環境?合約內容酒店小姐上班通常會取什麼名字?本身要件要有【商營利事業登記編號/還有政府認證核發蓋章】因為這些文件都是要繳稅的….一但登報稅了,您自己想想妳在職期間這幾年{妳}家人~早就會知道你在八大行業了…..反而家人卻沒發現,每年也都沒有繳稅單更沒有勞健保,因為這份是假合約【法律用語:偽造文書】
b :合約內容常有一段話:幾年以內不能離職/幾年內不能更換經紀人。這番話已經觸犯【法律用語:強制罪】
c :從一開始的違法合約到內容的不人道,甚至離職還又要賠償..。我梁曉尊跟妳說【妳被唬了】
d : 酒店小姐去酒店上班都一定要出場接s嗎?重頭到尾觸法的假合約,真的到警察局/法院 {妳}是贏家。
e :我梁曉尊做經紀人快十年了…我還沒見過有經紀公司拿著合約去警局敢賭這件事。

2020.07.29不敢來酒店上班-酒店打工的原因知名酒店大亨夏成龍傳出因癌症過世的消息,享年72歲,這位酒店小姐的基本介紹跟工作內容縱橫北部夜生活圈的大亨,讓不少業界的「我在酒店上班的日子」嘖嘖稱奇,說到北市首屈一指的酒店酒店兼差不是一個複雜的工作環境?,酒客公認除了位在敦化北路和南京東路口的便服店「酒店小姐上班通常會取什麼名字?」外,能夠和龍亨並駕齊驅的酒店,就是夏成龍的「麗園酒店小姐去酒店上班都一定要出場接s嗎?」。位在東區的麗園早期叫「凱薩帝苑」,人稱「夏董」的夏成龍,有2個兒子夏天浩和夏天倫,夏天浩在美國學成歸國後在同棟大樓經營知名夜店「Luxy」(後更名OMNI),知情人士透露,當時夏成龍特別交代兒子開的夜店裡絕對不能出現毒品,並提醒一定要開高格調、與眾不同的店,甚至出資3億並讓出統領百貨的5、6樓給兒子經營,而Luxy也迅速成為台北知名夜店,改名後的OMNI甚至因裝潢拿下紅點設計獎。雖然「爸爸開酒店、兒子開夜店」,但其實夏家最賺錢的事業並非這兩店,據聞,早年夏成龍賺錢便會購置不動產,統領百貨的酒店和夜店其中之一,就是向黃任中買進的。酒店的類型大致分為制服店、公主店、禮服店、便服店,消費金額依序增高。台北市知名且合法登記的酒店近30家,若不計頂級的特殊酒店,1家店平均50桌,1桌的消費金額從12000元到40000元計算,單店1天的營收就有60萬元至200萬元,1個月營收約1000萬元至3000萬元。開業逾20多年的麗園酒店,以小姐優質、敢玩,久享艷名,是台北東區知名的便服店。酒店內部由於裝潢富麗,加上號稱小姐人數有上百人,收費自然「高檔」。按照一般行情,坐檯時數每小時約收費1680元,包廂費依大小從1500元到4000元不等,酒費則另外計算,最便宜的開瓶酒也要3000元,以軒尼詩白蘭地為例,現場開瓶最少也要5000元起跳。另外,還有所謂的人頭費,一人1500元,但可抵酒錢。夏成龍在黑白兩道吃得很開,和竹聯幫關係密切,去年竹聯幫幫主「么么」黃少岑70歲大壽時他還應邀出席,另外與政商、檢警調方面也不錯,但麗園酒店過去仍有幾次鬧上新聞版面,像是2006年就有麗園的媽媽桑帶著低胸辣妹,到金管會前委員林忠正的小木屋招待所陪酒引起不小風波,還有2015年1月,北市西門町峨嵋停車場2死的槍擊案,檢警就發現殺手陳福祥和他的大哥,案發前一晚就是在麗園酒店設「美人局」,招待2名死者。
