Should I Rent My Home Until Prices Go Up?


With the housing market in the doldrums, many homeowners are becoming relucant landlords. Is renting out your home a good way to ride out a bad market?
There are a number of issues you may wish to consider before you decide to become a landlord. Many of these issues are complicated and personal, but you may want to ask yourself a few basic questions before proceeding.
Question #1: Will the monthly rental cover your mortgage payment? If it does, it may make sense to rent your home now and hold out for a higher price in the future, but there are other real considerations.
Is your neighborhood or town in decline? If so, home prices will likely never return to 2005 levels. Will your existing insurance cover a tenant in the property and will your premium costs increase? Do you have the time or temperment to become a landlord? If not, can you afford the 10% fee a property mananger would charge? Can you cover the mortgage and your normal expenses, if the property sits vacant or rents decrease? Do you have additional cash reserve for repairs and maintanence? A good rule of thumb to determine the costs of repairs and vacancies is 10% of the monthly rental. Do you plan to sell the home within 5 years? If so, ask your CPA about the capital gains tax exemption for owner occupied dwellings and how renting your home now may effect future taxes owed? IRS code mandiates that you must live in your home for 2 of the last 5 years to exclude your future gains from tax.
If the monthly rental will not cover your mortgage payment, consider all the above, AND...
Ask yourself how much you will have to subsidize the payments each month and for how long. Keep in mind that if home prices ever increase to previous levels, it will take a long time. For the near future know that the market is still correcting and home prices will continue to decrease for at least another year. After we reach the bottom, prices will remain flat for at least another year before any price inflation will be realized. As a rule of thumb, run the numbers for 5 years to determine how much you cash you will be laying out. Now, how much would the house price need to increase for you to break even. Do you feel that is a realistic possibility?
Whether you should become a landlord is a complicated question. Even if the numbers work on paper, there are so many variables that are difficult to nail down. Do your research and be very realistic. Being a landlord is a tough job by any definition. If you are going to take it on, make sure it pays. If it doesn't, sell now, cut your losses and move on.

I have read your story.
In my opinion, you should rent your home until prices go up.
But keep one thing in mind that land prices goes up with time but there will be depreciation of home.
So look after your home if you want to take good price of home.

Renting a home or doing a lease option would be a good choice if one don't mind being a landlord. I think most people would agree that determining a time frame and a good rule of thumb to determine the costs of repairs and vacancies is 10% of the monthly rental. Thanks for sharing!

2019.09.19根據台北知名酒店經紀調查酒店工作顯示,2019年八大行業酒店打工有將近7成的上班族有意願酒店兼差在八大行業擔任酒店兼職坐檯小姐或打工,其中在中山區林森北路以及忠孝東路上的便服店酒店上班的有(45.1%),比在白天正職的比例(21.8%)更高。進一步女大學生、上班族詢問未來想投入八大行業酒店上班的比例達到6成3,其中想在八大行業擔任酒店小姐兼職有(30.7%),想擔任正職的有(24.9%)。知名酒店經紀專業指出產業來進行交叉分析,結果發現,目前在傳產製造業的上班族想在八大行業兼職酒店小姐的比例最高,而服務業想投入兼職酒店小姐擔任正職的比例最高。主要的原因包括對客人買全場接S(性交易)額外收入感到有興趣(39.5%)想為未來事業多認識企業的大老闆(40.2%)、喜歡跟人相處(36.8%)以及酒店工作機會多(29.1%)、酒店工時彈性(27.0%)等原因。

2019.11.16台北知名酒店經紀11日發布薪資統計指出,受飯局陪睡、跨國援交業等行業經常性薪資成長趨緩影響,9月酒店工作的酒店小姐常性薪資年增率跌破2%、僅1.72%,創下近28個月最低。知名酒店經紀表示,市場八大行業經常性薪資年增率,近兩年酒店打工大都保持在2%以上,9月大學生兼差酒店上班跌破3%,主因為部分八大行業按月發放的績效獎金減少所致,包括制服店、便服店、禮服店、鋼琴酒吧、日式酒店、飯局、傳播,經常性薪資增幅都較低。酒店經紀統計上班族酒店兼職薪資年增率,近兩年除了兩個月(2017年11月、2019年2月)不到4%之外,其餘各月皆在3%以上,今年9月年增率2.33%,是2017年6月以來最低。

2019.11.20台北市知名酒店經紀內幕指出:王姓女子與李姓女子以「在酒店上班賺錢最快,也可以獲取高薪」宣傳酒店打工手法,引誘3名未滿18歲少女加入旗下擔任酒店小姐,還提供住宿並帶少女到「造型概念館」挑選禮服及安排專人化妝後 ,再以她們需酒店上班賺錢償還妝髮、禮服、包鞋等治裝費用為由,帶往酒店工作陪酒從中牟利。檢調調查,39歲的王女從事媒介旗下小姐至酒店坐檯陪酒,以抽取傭金的酒店經紀人工作,明知不得招募大學生酒店兼職、引誘、容留、 媒介、協助、利用或以他法使少女坐檯陪酒或涉及色情之伴遊、伴唱、伴舞、顏射(精子射在臉上) 、口交口爆(精子射在嘴裡) 、戴套肛交進行交易專業精緻化等行為,竟意圖營利,先以無償提供套房住宿、替你買單支付名牌物品及餐費等條件作為報酬,聘僱具相同犯意的24歲李女(綽號「達達」、「金達達」、「卡比」)擔任其助理,負責招募上班族酒店兼職來當酒店小姐、代向各酒店收取旗下小姐坐檯陪酒薪水、擔任司機接送小姐上下班。期間少女每坐檯陪酒1檯1小時,由店家支付850元或900元不等薪資,少女1檯1小時皆實領600元,其餘均為經紀人所得傭金,酒店則另向男客收取包廂費及酒水等費用。檢方指出,王女、李女所為,均係犯違反兒童及少年性剝削防制條例之意圖營利引誘、媒介、協助少女坐檯陪酒罪嫌,被告媒介少女坐檯陪酒利潤為每人每檯250元、每人每天保守以5檯計算約1250元,王女媒介少女陪酒日數約40天,經估算後犯罪所得共計約5萬元,建請院方依法宣告沒收。

2020.03.11酒店工作深夜心聲:走到這一步是不是覺得有些無奈呢?"曾經"很多人跟妳心情是一樣的~!!
"現在"也有很多人和妳的狀況一樣~!!假設妳目前沒有男友...妳大概會因為經濟問題考量而入行了!!
首先建議妳...問自己一個問題吧~!!~這段感情...有沒有未來~?
靜下來想清楚的話...妳才考慮要不要去酒店上班~
PS:因為男友一定早晚會知道(如日夜顛倒 其他男生來電 收入增加 有時全身酒味...等)如果他有能力...妳何需如此??他知道了又不能改變什麼...除非他有能力改變妳的困境吧!!如果他能且有能力...那麼在決定去以前...跟他好好溝通一下比較妥當~!!或許他可以幫妳的!!夜生活表面看來光鮮亮麗...其實很多心酸苦楚是只有當事人自己清楚的!在這行妳更可以看清楚所謂"真實的人性"~!!
酒店打工其實那也不是不好...還是有些人在裡面得到成長的...即使是跌跌撞撞的長大!怎麼不讓自己被環境影響太深,怎麼在那種特殊環境中保護自己,妳自己要有一點最起碼的準備...不管是心理上還是生理上~!!還是建議妳把心態先調整好...然後才去投入這環境工作。
否則...有選擇...就要去負責!!。以後如果真的要去上班了...那請專心投入"賺錢"這檔事吧!!感情的話...工作以前的...可能都會失去!工作以後的...保證沒一個是認真對妳的~!!儘早賺夠所需要的錢...早日離開比較實在!!

能夠跟龍亨並駕齊驅的便服店酒店大亨,還有「麗園」夏成龍、「王牌」蕭太后。其中,麗園以商務客、老闆居多,平均基本消費兩萬元起跳,麗園早期叫凱薩帝苑,夏成龍的兩個兒子夏天浩、夏天倫則是在同棟5樓經營知名夜店「Luxy」(後更名OMNI)。據聞,早年夏成龍賺錢便會購置不動產,統領百貨的酒店和夜店其中之一,就是向黃任中買進的。
此外,過去曾是竹聯幫前「天堂」堂主的王國慶,人稱「狗子哥」,他將堂口解散後轉戰酒店業,旗下酒店有泊金、君悅、名亨、名享、百欣、欣殿。1位經紀指出,相較其他酒店大多是店外經紀制,就是經紀帶小姐到處跑酒店,王國慶有自己的管理方式,是少數店內經紀制度、集中化管理的酒店,所以店裡的經紀一做就是10、20年。
台面上稱富盛集團的酒店群,有大富豪、威晶、威士登、忠孝麗緻、敦南麗緻,外傳老闆是譚董。但據馳騁酒店逾30年的梁姓公關指出,譚董只是經理人,真正背後的金主叫商真,約60多歲,是電玩和酒店大亨,也是不少企業與竹聯幫和堂的最大金主,手上擁有許多不動產,旗下酒店多半是自有資產,也投資許多餐廳,還因為酒量好,外號叫「7瓶不醉」,可以一次喝掉7瓶高粱酒。
而「咪董」的余進福管理經紀公司,旗下有一八三、萬豪酒店,還有許多護膚店,位於中山區,早年於北投發跡,個性強勢,據傳是北聯幫出身,全盛時期相傳手上擁有數百位小姐,但在去年因病逝世,享年56歲,現在交給一位洪姓負責人打理。
至於富麗皇家的前身是紫爵,是知名便服店,氛圍像鋼琴酒吧,經營者是「賴皮姐」,早年培養許多留美、留日的企業2代,特別是結婚前一天都會去她酒店玩,常客都知道她老公早年死於華航墜機事故。
而近期竄起的新一代酒店大亨,則是擁有香閣里拉、維多立亞、百富妃麗、百達妃麗、M酒吧等店的「毛毛蟲」,40多歲相對年輕,之前是在林森北路的酒店圈當經紀,收費彈性靈活,也會在店內如M酒吧設立鐵板燒餐廳,甚至投資其他生意如土方等,對企業經營相當感興趣。
根據10多年經驗的酒店經紀表示,台北市知名且合法登記的酒店近30家,若不計頂級的特殊酒店,1家店平均50桌,1桌的消費金額從12000元到40000元計算,單店1天的營收就有60萬元至200萬元,1個月營收約1000萬元至3000萬元,粗估光就這30家酒店,若1個月不營業,商機損失就超過10億元。酒店的類型大致分為制服店、公主店、禮服店、便服店,消費金額依序增高。1位縱橫酒店20多年的「老司機」說,林森北路早期是以制服店聞名,近幾年慢慢轉型為制服、禮服混合店;東區則以高級便服店和禮服店為主。幾10年來隨著企業西進,經紀人高田說,10年前小姐的月收入基本有20萬元,如今約莫8萬元。

2020.06.19酒店小姐的基本介紹跟工作內容今年4月國內出現首例酒店女公關確診武漢肺炎,為防堵疫情,中央流行疫情指揮中心宣布,自4月9日起,全國酒店、舞廳停止營業,直到5月中疫情趨緩,各縣市才陸續解除禁令,但在我在酒店上班的日子八大行業歇業期間不敢來酒店上班-酒店打工的原因,淋病感染卻意外激增,5月底確診數竟比過去3年同期平均數上升逾8成,醫師推測酒店上班-酒店兼職-兼差如何達成人生的第一桶金,這與性交易轉往地下化有關。根據疾病管制署酒店兼差不是一個複雜的工作環境?傳染病統計資料,性傳染病中淋病感染者近期顯著上升,比較2017、2018、2019與今年1月到6月初數據職場須知 【酒店PT 】,發現2017年在這段時間累計有2166例,2018年同期則有1903例,2019年同期為1875人確診,但2020年同期則有2574人確診,比前3年都高。再細看國內八大行業禁令與淋病成長趨勢,可發現淋病確診在八大行業4月9日喊卡當周有109例,到了5月第2周升高至135例,接下來有些微下降,但到5月最後1周又飆到142例,創下今年單周最高紀錄,和前3年同期平均數相較,更足足暴漲86.6%,且到了下一周、即6月第一周,仍有133 例,顯示疫情仍在高峰。至於同樣是性病的梅毒,確診個案則未明顯增加。針對八大行業禁令與淋病感染增加的關係,林口長庚醫院男性學及婦女泌尿科主任陳煜說,應與消費生態與客群產生變化有關,因酒店的消費較高,帶出場的門檻也高,但酒店歇業後,小姐還是要生活,只好轉入地下,進行性交易的頻率可能提高,才導致淋病增加。陳煜解釋,過去有研究發現,私下進行性交易的客群,以中下層、低消費的族群較多,而這些人使用保險套的情形也較不普遍,發生性病的風險偏高。淋病感染激增,梅毒疫情卻沒有擴大,對此陳煜認為,染淋症狀明顯,常有尿道灼熱感,且性器會流出黃綠色濃液,而梅毒感染初期可能僅有輕微的皰疹,較不容易發現,所以才有兩種性病趨勢大不同的特殊現象。疾管署副署長莊人祥說,近期確實發現淋病確診明顯增加,從年齡層分析,以20歲到29歲增幅最大,比去年1月至5月增逾300例;30歲到39歲也增約百例,且男多於女,增加個案以六都為主;至於與八大行業禁令的關係,他則說,詳細原因仍待疾管署進行相關調查。

酒店小姐上班通常會取什麼名字?一般為一星期為一個結算薪水的單位,班別以(週報班)可以上3~5天班 當然天數越多 節數錢越多 收入也跟著水漲船高。

2020.09.06【酒店小姐】【酒店公關】我們認為要入行 必須做出酒店小姐去酒店上班都一定要出場接s嗎?決定 是很難的抉擇。
畢竟一份2萬元的工作 跟20萬的工作 必經之路一定不一樣
當你想得到某些部份(酒店兼差不是一個複雜的工作環境?金錢 夢想 減輕經濟壓力)也許會失去某些部份(睡眠 健康 和朋友相聚)但是當面對現實壓力來臨時,酒店小姐的基本介紹跟工作內容還是只有自己能面對解決 有時旁人根本幫不了妳(有的還會說風涼話 落井下石)。
這是妳自己的人生 好壞結果都是自己承擔 若多了解這行生態與全貌 有助於妳做出對自己最佳的選擇。

2020.10.07不敢來酒店上班-酒店打工的原因酒店小姐去酒店上班都一定要出場接s嗎?酒店小姐的基本介紹跟工作內容告訴你八大行業的真相!酒店小姐酒店公關酒店上班到底都在做麼?許多來酒店應徵的【酒店小姐】【酒店公關】都一定會詢問,請問: 到酒店上班當酒店小姐就一定要出場陪睡接s嗎?其實現在的酒店已不像大家刻版印象中的不人道。1998年以前到酒店上班的小姐客人看上了酒店小姐想帶小姐出去,店家確實一定會強迫小姐陪睡出場接S。現在是文明的時代也是Google網路搜尋資訊的年代了!酒店的環境變化很大,由以前傳統制度演化改為人性化管理,也就是因為酒店業者增多各家【百家爭鳴】酒店競爭大,各家酒店業者透過【開放自由管理方式】,來招募更多的酒店小姐。所以現在的酒店也不會像電影/電視連續劇一樣,強制小姐一定要跟客人出場,現在酒店上班將酒店小姐出場的方式改為小姐個人意願,客人要帶小姐出場時會告知小姐要去那裡,只要小姐不願意跟客人出去店家沒人能逼妳,有些酒店只有規定小姐出場只需陪客人到客人想去的地方(例如:吃消夜 續攤 錢櫃 夜店 )當然也會告知雙方(有床的地方不能去 例如:妳家/客人家/旅館/飯店/辦公室)苗頭不對可立即離開。也不可能要求小姐跟客人出去就一定要接S,當然也會有部份小姐因為想賺取更多的收入,而跟客人私下交易自已接S,所以酒店小姐到酒店上班出場接S完全屬於小姐個人行為,也不必擔心說到酒店上班就一定要出場或接S的。(我們絕對不會去勉強妳,我梁曉尊也不願意強迫小姐 做她不想做的事。)每個行業都很辛苦!賺錢的工作沒有一份是輕鬆的,但我相信每個人都有她的底線(尤其是女人)。你們將來都是有夢想的是會嫁人的,不需要這麼犧牲。
